Booking terms and conditions

Terms

The cottage is available for check-in starting from 16.00 on arrival day.
The check-out is before 12.00 on departure day.

For exact arrival time, the client must call Tiina at +358 44 5819 441 a few days prior to arrival. Upon arrival, she will be there to greet them with the key to the cottage.

The client is responsible for basic cleanliness of the cottage during their stay.
The clients must leave the cottage in the condition it had been upon arrival.
Cottage rent fee includes bed linens and ready-made beds, basic utilities and furniture, final cleaning as well as electricity.

Rent fee does not include towels, paper towels and napkins, toilet paper, groceries or hygiene products.

Campfires, tents, campers and/or trailers are strictly prohibited without owner’s consent.

The amount of people staying at the cottage must not exceed the number of people that the cottage was booked for. Unreported extra guests are not allowed to stay at the cottage.

The client is responsible for recycling (mixed waste, metal, glass). Hazardous waste must not be left on the premises.
The rights to use the cottage cannot be transferred to any third-parties.
The premises around the cottage must be kept clean, the nature not littered with waste.

Pets are not allowed in any of the cottages.

Booking and payment conditions

After the deposit is paid, the client confirms the booking by paying the rent fee before its due date.
The booking is cancelled if the rent is not paid. The deposit in that case is not returned.

The rent is due six (6) weeks prior to the booked start date.
The booking is considered cancelled if the rent is not paid.
If the cottage is booked less than six (6) weeks before the start date, booking confirmation in that case is the entire rent amount.

Cancellation

If the rent is not paid before due date, the booking is cancelled by default.

The client can cancel the booking by contacting the owner in written form. The deposit paid will not be returned..
If the cancellation happens less than two (2) weeks prior to the start date, the entirety of the rent paid is not returned.

The only exception is force majeure situations, such as illness, an accident or death. The reason for cancellation due to this must be proven accordingly and inform to the cottage owner immediately. The rent is then returned to the client, minus the deposit.

Cottage owner can cancel the booking only in force majeure situations. The client will be informed immediately and the money paid for the rent will be returned to them in its entirety.

Cancellation made during the stay does not obligate cottage owner to return the rent fee.

Property damage and compensation

During the stay, the client is reponsible for the cottage and its movable property. All damage must be immediately reported to the owner and compensated. If the damage is noticed after the end of the stay (before any new clients have arrived), the owner has the right to charge the client afterwards.

In cases where the client has remarks on the cottage itself, they must report them during their stay.
In problem situations the owner must be contacted immediately.

These terms and conditions will be sent to the client after the deposit is paid and therefore will be considered read.
